Magnificent Ocean Views

Not all ocean views are created equal, and understanding the difference matters a lot once you’re comparing properties that all claim to have one.

Elevation is usually the biggest factor. A home set back from the coast but elevated on a bluff or hillside will often have a more expansive, more permanent view than a beachfront property at sea level, where views can be partially blocked by dunes, vegetation, or neighboring construction over time. Orientation matters just as much — a west-facing property will get sunset views but stronger afternoon sun and heat, while an east-facing one trades the sunset for cooler afternoons and sunrise views instead.

It’s also worth checking whether a view is protected. In a lot of coastal markets, there’s nothing stopping a neighboring lot from being redeveloped in a way that partially or fully blocks a view that was part of what sold a buyer on the property in the first place. Local zoning and any view easements are worth understanding before assuming a view is permanent.

For buyers who prioritize the view above nearly everything else, it’s usually worth paying for elevation and an unobstructed sightline over paying for proximity to the water itself — the two don’t always come as a package, and the view tends to be the harder thing to change later.
