The castle type Art Nouveau villa is situated in the valley of the river Leine between the traditional university town of Goettingen (129,000 inhabitants) and the regional capital, Hanover (516,000 inhabitants). To the west are the hills either side of the Weser river, to the east those of the Harz region, Germany's most northerly low-mountain range. The particularly striking feature of the idyllic landscape is its wooded hills. There are many spas, such as Bad Pyrmont.
The villa is located in a pleasant, quiet position on the edge of town, with views over the Leine valley, at the foot of a wooded hillside. It was built by the manager of a mine in 1905. The style elements are mostly preserved, including all the Art Nouveau doors and doorframes, the door and window ironmongery, the balustrades, the green cathedral glass in the fanlights of the old windows, etc. The old wooden floorboards and the terrazzo floor in the hallways are also still in good condition.
There is 240 mē / 2,583 sq. feet of living space. The roof space can be converted to provide a further 120 mē / 1,292 sq. feet. There are staircases at both front and back. Part of the villa has a basement beneath, the slightly sloping site accommodating a laundry room and storage rooms at the front. There are three garages on the perimeter of the property, two of which are rented out.
At present, the villa is unoccupied. Formally, it was divided into two apartments, one on the upper ground floor and one on the first floor, each with five rooms, kitchen, bathroom, hallway and loggia. The rooms on both floors are 3.20 m / 10.5 feet high. The property extends to 3,268 mē / 0.81 acres. It consists of lawns with fruit trees and fir trees. The official standard land value is 40 Euro a square metre, that implies a value of 130,720 Euro only of the grounds, without the buildings.
The villa is in need of renovation. A heating system, in particular, needs to be installed. The gas supply for this is already there . The two bathrooms also need renovating, some windows need replacing or refurbishing and the foundations need modern damp proofing. The total cost of all this is estimated at 100,000 Euro.
There are many fir trees on the site, some of which might want to be removed to let in more light and restore the former view of the valley.
Telephone is already in the building, and broad band for fast internet connection is at the property.
The annual real estate tax is 143 Euro.
The villa is ideally situated for getting about. Hanover airport is only 64 km / 40 miles away (60 minutes by rail). The train station on the Hanover-Goettingen line is 1.5 km / 0.9 miles from the villa. Trains travel in both directions every hour. The nearest motorway junction is just 20 km / 12 miles away. |
