ITACARÉ On the southern shoreline of Bahia state, 60 km from Ilhéus, lies Itacaré. A former fishing village, Itacaré was for a long time a hidden pearl on the atlantic coastline. Today, with easy access from the BA-001 road, Itacaré has blossomed into its true vocation - tourism.
Itacaré glories in an astonishing location, at the mouth of Contas river, surrounded by millions of square miles of forest and thousands of miles of pristine beaches. Add to that waterfalls, the fauna and flora, an historical district and the famous hospitality of Bahia´s people. This is Itacaré, the ultimate in Brazilian tourism. VILLAS DE SÃO JOSÉ As soon as Itacaré was fully recognized as a tourism destination, real estate developments began to appear. The first of them was Villas de São José, a former cocoa farm that was well prepared to receive visitors. At Villas de São José you will find two hotels, residential lots, a spectacular beach and a million square miles of fully preserved forest. And notwithstanding all its natural beauty and privacy, Villas de São José is only two kilometers away from the historical district of Itacaré.
ITACARÉ PARADISE Itacaré Paradise is an eight house development inside Villas de São José. It is enclosed in a hill between two beaches (Prainha e Praia de São José) so that the houses enjoy either a sea view or a forest view. The houses at Itacaré Paradise have three or four bedrooms, private swimming pools, and are fully equipped and decorated. They also have 24 hour hotel and maintenance service, as well as many other facilities available on a pay-per-use basis.
Itacaré Paradise is the first Fractional development in Brasil. Each house is sold in twelve fractions, each one allowing four weeks of use per year. One of those weeks is a premium week (either Christmas, New Year's Eve, Easter week, Carnival week, a week in January or a week in July). The other three weeks may be chosen at any time of the rest of the year.
THE HOUSES
VIEWS The houses comprising the Itacaré Paradise were developed as an integral part of the local environment. They use a construction method which utilizes a mixture of conventional and rustic materials, providing the owners with beauty and comfort combined.
Itacaré Paradise will have houses with 3 or 4 bedrooms, corresponding to footages of either 212 or 252 square meters. Each house has its own pool with individual lockers for each owner's personal property. FIXED FURNITURE AND EQUIPMENT (FF&E) In the Fractional concept, houses contain what is known as Fixed Furniture & Equipment (FF & E). This means that they are all fully furnished and include LCD TVs, refrigerators, blenders, washing machines, driers and so on. They also have bed linen, table cloths and bath towels as well as a complete set of household utensils. All of the FF & E will be renewed periodically, so as to always be "as new".
SERVICES AND MAINTENANCE The Fractional concept, as manifested in the Itacaré Paradise houses, also includes a full hotel service, with daily cleaning (including the kitchen). In particular, gardening and swimming pool services are provided, as part of a general service and maintenance provision. Again, those who invest in a Fractional Itacaré Paradise house are truly "on vacation".
Other services can be purchased by the owner via the pay-per-use system. Baby sitters, removals, tours, cooks and many others are all available to ensure a perfect holiday.
PRICES AND FUNDING The cost for an Itacaré Paradise house is much less than the cost of an ordinary house. In any event it is always possible to pay in a number of separate installments. Contact us for more information.
CONCEPT The "Fractional" is a real estate sales system established about five years ago in the USA and Mexico. It is specifically intended for vacation houses. To put it in a nutshell, to own a Fractional means to own a fraction of the development. This fraction, instead of being measured in units (as in a building) or in square meters (as in a condo), is measured in time of use.
