In the town of Nesso, half independent little villa in a residential complex, at a few metres from the lakeside and 15km far from Bellagio and Como. The town of Nesso is 15km far from Bellagio and Como; from Bellagio it is also possible to take the “Ferry Boat” and with the car to be in Menaggio on the opposite lakeside in 5 minutes.
Building
It is an independent building with the backside on the cliff and it is part of a residential complex that had been built about 30 years ago, at a few metres from the lakeside. The house has a pedestrian entrance independent from the rest of the complex, while for the car there is a common Porte cochere. We arrive to the gate of the little villa through an ancient and characteristic stone stairs which leads to the pedestrian little gate and from here we have access to the two external terraces surrounded by a small garden and then the access to the house can be on three parts; from a first entrance (the main entrance) we have immediately access to the liveable kitchen with a vault ceiling, living room with fireplace here, it is possible to have access also from the outside of the house with the second entrance, from here we can reach the pool area of the complex, bathroom and balcony; on the upper floor there are three bedrooms and two bathrooms, in one of the three bedrooms there is the third access; the house has a total surface of about 200smq. The entire house is exposed towards the lake with wonderful panoramas of the opposite lakeside, mainly from the two terraces, which are respectively of 30smq and 20 smq.
Finishing
The heating system is independent, the “Enel” is independent, and the water is centralised so it is charged with the complex expenses, which are 4,000 euros a year. The house has always been used as a holiday home and so it is in good conditions and does not need particular works. It has a garage and a private and covered place for the car. It is always possible to mooring a private boat to a float because the same stone stairs which leads to the house leads also to the lake, while upwards it takes to the centre of the town.
