Important wine farm in Tuscany IFITO116 Cod.: IFITO116 Position
Important farm located in one of the most interesting wine area of the province of Arezzo, it yields grapes, it makes wine and bottles for itself and on behalf of a third party.It is located in the CHIANTI DOCG area, ON THE HILLS OF AREZZOPIETRAVIVA DOC and VIN SANTO OF CHIANTI DOC in the province of Arezzo, and more precisely in the Valdarno Aretino area, among the towns of Bucine, Pergine Valdarno and Civitella, that is one of the most important wine area of Tuscany since 1200.
Building
At present, the existing buildings are composed by a big prestigious building, of about 2500smq, that derives from a first building probably of the beginning 800 made of stone and used as shed, hayloft and house, this has been deduced by some findings during the renovation phase. Subsequently, the building had been enlarged in the beginning of 900, for the necessity of the farm to develop its agricultural activity, building a brick second floor with Marsellais roof. In the years 2003 and 2005, the building had been nearly entirely renovated, regaining part of its activity of production. At present, it is composed by: two apartments, one completely renovated of about 180 smq, with 3 bedrooms and 2 bathrooms with Jacuzzi, 1 kitchen, living room with fireplace, fitted cupboard, vestibule, veranda. The second of 190 smq has to be renovated and is composed by 1 kitchenette with fireplace, 1 bathroom, and 7 rooms. The part used for the production of wine is composed by: winemaking area, working and external warehousing, area equipped for the winemaking of about 500 smq. Warehousing rooms used as cellar for the wines of about 500smq. Ageing rooms and barique cellar of about 220 smq. Rooms used to bottle of about 120 smq. Renovated service warehouses and platforms in different areas of about 500 smq. Granary-warehouse, at present not used of about 400 smq. Room for the production of the Vin Santo wine, about 80 smq. Rooms with bathrooms used as offices. The rooms used as offices are 2 and are completed by a room with toilet for about 100 smq. Dependent changing rooms and bathrooms all rule of law, about 50 smq. Company store, renovated in 2005 all in stone for a surface of about 60 smq. Conference room, renovated in 2007 all in stone, surface about 50 smq. The land is of about 130 ha in the property divided like that: vineyards for the production 21,50 ha, one-year vineyards 4 ha, three-year vineyards 6 ha, olive grove 0,20 ha, sowable 37 ha, pastures and wood 5 ha.
Finishing
The agricultural production is concentrated in the wine activity with excellent results; in fact, the farm has laid out different production lines. It produces about 100000 bottles a year, but it can produce until 300000 bottles. In the latest years, the other cultivations of the farm had been principally corn, barley, sunflower and hays, however, in order to safeguard the game preserve and the production of wine grapes. The sowable lands are suitable for the production of hays and cereal and so, it can be created an horse-breeding or a cattle-breeding (ox, swine or sheep); and part of them are used for the rotation in order to make the implantation again of vineyards and to create new implantations. The farm is part of private game preserve composed principally by two farms and it covers about 600 ha, at present closed to the public. The wine production is about of 3000 hl a year. The farm makes conducted tours for groups with wine tasting using agreements with tour operators. The farm has its own trade net in Italy and abroad. The farm has its machineries for the wine production and for its agricultural equipment. In these latest years, the farm can be also find in different guides of the field with good evaluations. Moreover, during these latest years it had many acknowledgments and awards in worldwide wine competitions. There is a project that had been approved, for the renovation and the transformation of the 380-smq large granary in a restaurant with wine tasting in order to rent it for meetings and weddings. The competent administration is evaluating a building project for the development of a tourist structure as a holiday village or Hotel village, and it has already given a first favourable opinion.
