The house is a restored Umbrian farmhouse and is located on a wooded hill slope and aligned lengthwise approximately on a North South axis. The construction is mainly of stone, with wooden beams and terracotta ceilings visible in many rooms.
The property was refurbished some years ago and while in very reasonable structural condition does require internal decoration and minor repair. Immediately habitable, the internal layout and finish could be improved later on.
The gross area of the main building is about 285 sq m + 47 sq m for the annex, giving 332 sq m overall or about 300 sq m net.

The property is perhaps 5 km from Magione where there are shops, bars, restaurants and hotels and perhaps a 15 minute drive from Passignano sul Trasimeno which is a small lakeside town with many amenities. The house is surrounded by unspoilt greenery and enjoys open views of the valley and green wooded Umbrian hills. It is accessed along a short track from the white road (3 km) leading to the house from Magione. The track runs to the house gates (200 m) and will be restored by the current owners before the sale. |
