24.714 acres, with about half planted in citrus, is located approximately one mile from the Hummingbird Highway near Mile 32 in the proximity of Five Blues Lake National Park. The land measures approximately 500? along its northwestern and southeastern boundaries, and 2,100? along the northeastern and southwestern boundaries.

The property is accessible via an all-weather, government road from the Hummingbird Highway. Although there is no water on the property, the water table is very close to the surface and can be reached in 8? to 10? during the dry season. The Santa Martha River is within a couple hundred yards of the property on its southeast side (see photo) and features excellent bathing sites. The terrain is generally flat over most of the property with some low hills on the southeast end of the site with views of the nearby mountains.

The citrus grove consists of 2,350 orange trees on Valencia rootstock that range from 10 to 17 years old. The owner has regularly provided appropriate fertilizer and other inputs so that the grove produces at a high level. The trees have produced over 6,000 boxes of fruit during recent seasons.

Some of the remaining acreage has been planted in pineapples for which there is a sizeable local demand since the citrus factory has begun processing pineapples during the citrus off-season.

This area is populated by spider and howler monkeys, wild goats, and other small animal species as well as a variety of birds. The adjacent Five Blues Lake National Park has many interesting, and relatively unexplored scenic and cultural sites.

Belmopan City, the nation?s capital, is 24 miles from the site and Belize City is 73 miles away. Dangriga, Stann Creek District?s most populated community, is 33 miles southeast and provides access to the cayes and barrier reef and their associated fishing, snorkeling and scuba diving attractions.

The proximity of this property to the Hummingbird Highway adds to its attractiveness. It is also on the road to the Five Blues Lake National Park entrance which adds other options to its long-term development possibilities.
