DESCRIPTION
Location.
Located in the rural residential area of the town of Pando (which lies on Highway 8 to Punta del Este and Brazil) along the charming river Pando reservoir, it is 32Km from downtown Montevideo, 11 from the airport; 15 from Carrasco (foreigners’ neighborhood), and 12 from the lovely beaches of El Pinar and Atlantida, in all cases free of toll.
Description
This 200000 square meters (20Has) property has constructions and facilities that would cost well over 1.5 million if they were to be built today. These comprise 2800m2 of double brick wall constructions 1000m2 of which have 20cm-thick concrete roofs. There’s an un-finished 6-storey building with a 50000L water tank and a sturdy 900m2 warehouse. This charming property develops around an 1894 farmhouse which formerly belonged to a 600Has estancia. It's surrounded by a 120-year-old park and around 12 buildings of recent construction. Its charm is due to the fact that it lies on the river Pando with a small harbour complete with pier and a hoist next to the river and has the highest ground in the neighborhood with a commanding view over the forests across the river and onto the Artigas Municipal Park beyond. It has 500m along the road to Olmos with wire netting all around. It is separated from the town by two heavily wooded farms owned by Germans.
It has 400m along the river (which is actually a 15-km long reservoir) bordered by poplars araucarias and eucalypts some of them over 50m high in parts with 10m-high embankments. This river is unpolluted because the site is upstream from the town and there are no towns or factories further up: in fact the town's water facility is 300m downstream. The river is never over 1.5m deep with sand or stone never mud. It can be sailed for 20Km all the way to the beautiful beaches through uninhabited forested lowlands (there is only one house) so to all effects and purposes the river is part of the property. Ours is the first high ground to be found.
Another special feature are its 5000m2 natural swimming pools complete with jetty and jumping board composed of two 6m-deep lagoons which were carved out of solid rock all the way to the spring: a 25.000m3 reservoir of pure potable water ideal for a spa; they have special purifying algae which keep the ecosystem humming. A shute from the tower 25m above is a must. There is another swimming pool which is 24m-long by 5m wide and 3m deep and another smaller swimming pool next to the riverside house which both need finishing.
There are 3000m2 of constructions:
* old 1894 farmhouse with 600m2 in two levels in good condition structurally but in need of refinement; it has 8 rooms, a wide veranda, two bathrooms 3 fireplaces a large 8m x 20m hall and a 4m x 25m attic; own rainwater water and sewage system; ancient park.
* another old house surrounded by porch: dining-room with fireplace and kitchen with barbecue;
* 300m2 house (17m x 18m) with 20cm concrete roof with waterproof aluminum membrane; double brick walls with air chamber; formerly offices and showers: good condition but needs adapting to new owner’s needs; would provide two apartments and two large bedrooms in addition to 6 x 17m living room with fireplace; two kitchens;
* 5 similar concrete-roof houses with double brick walls (100m2, 80m2, 60m2, 160m2 and 50m2); two of them complete and currently in use; the 100m2 house has an underground fuel depot which could be turned into an indoor spa or swimming pool.
* the 6-storey building, 80m2 per floor, 20m high, with foundations fit for another 3 floors; strong concrete shafts; double brick walls; 50m3 water tank (expandable to 200m3); needs finishing; extraordinary view over the city all the way to the ocean;
* 900m2 warehouse with 20cm concrete floor fit for heavy machinery; double brick walls with concrete shafts; sturdy hardwood beams; mechanic's pit; deep 3 x 17m well;
(note that any of the former would cost 150000 dollars to replace)
* there are two private and exclusive power lines with 150.000 and 30.000 Volts, sufficient to serve a town of 10000 inhabitants which today would cost over 850.000 U to install. They are currently disconnected but could be reinstated at any time; they could also be transferred to anyone whose property lies on its 10-km course or returned to the state facility for dimantlement.
* 26 super-foundations built for a 10 floor building without internal columns on a 4000m2 base (33m x 133m); what you see in the photo is only the “tip of the iceberg” as these columns expand 5m underground to 7.5m x 5m x 2m thick foundations; they weigh 500tons each and just the reinforced concrete would cost 650000' dollars if they were built today; if the new owner finds no use for them they can easily be camouflaged into Maya-type or Stonehenge stone ruins;
There is electricity phone and running water in 5 houses by underground ducts. There is a 30Kv power line along the front with two transformers which provide 3-phase power. There are various wells; a large underground silo; a 100m-long tunnel which leads to the lagoons
The land is fit for any any kind of crop but especially fruit and vegetables: our neighbors gros all kinds of vegetables allyear round; it has a productivity index of 140 (the average is 100).
Possible Uses.
Development: due to the proximity of the town and to the fact that the terminal of the main bus line to Montevideo is on 400m away and all services are available, this property is ideal for urban development.
Institution: it’s ideal for all sorts of businesses: geriatric, boarding school; sports center; summer vacation center; religious center. The private entrance through the forests across the river, directly from Highway 8 would be picture-perfect.
Ranch: we currently have a dairy farm with 24 cows but the land is fit for fruit and vegetable growing and would be ideal for horses; if we were not moving to Europe my son would be adding a small factory;
Large factory or Industrial Park: all the pre-requisites for a factory or industrial park are either on site or along its limits: power, water, manpower, bus-line, railway, natural gas and optic fiber line. The huge foundations are also fit for a 120-ton traveling crane.
We would consider a trade for a property in Europe, a partial sale or a rental. The 30Has across the river, (which do not belong to me) were selling for 100000 last time I asked.
