This exclusive 12th century country villa is situated in the rolling hills of Cerbaia on 100 acres of Tuscan countryside.  The estate, nestled in the protected forest of the “Montagnola Senese” is the perfect, tranquil setting for a family home or for niche tourism and retreats.  Just 13 km from splendid, medieval Siena, the villa is in an ideal location, enjoying Tuscany’s charming cities, villages, and landscape as neighbors.

The current owner used the villa initially as a private home.  It has since been used as a rental vacation villa.  The villa is completely ready to be used for either purpose.

The buildings were completely restructured and restored from 2000-2009 (including restoration of the roof) using local stone for the exterior/walls and respecting the original 12th and 13th century accents and finishes.

The villa is composed of four buildings featuring seven “apartments” with independent access.  The detached units are all self-sufficient with small kitchens and independent heat.  The rooms in the main building flow together as in a private home, despite the possibility of being partitioned in two. Exposed wood beam ceilings and terracotta floors are featured throughout.  Many other original architectural features have been carefully restored.  There are three fireplaces for cozying up inside, and a pool and terrazzo in terracotta (13m2) with built-in barbeque grill for entertaining outside.  The original 12th century outdoor wood-fired oven with adjacent marble work surface is a fantastic feature being used to this day for bread and pizza parties.  There is a lovely, old well in the central courtyard.

The extensive grounds, largely the unspoilt natural beauty of the precious and protected Montagnola Senese, make for an exceptionally peaceful and serene home retreat.  This immersion in untouched nature is a true rarity in Italy, typically a patchwork of cultivation.  Native and Officinal plants, including herbs, roses, and fruit, nut and olive trees grow both wild and in cultivated beds, alongside a fertile, organic vegetable garden.  There is an extensive lawn fronting the border of the forest, bringing the total green area to 5406m2.  

Stone paths wind over the property.  Two stone stairways lead up from the large parking area and stone walls line the border with the road.  There are three cabins on the property used for pool and garden storage.
