The main living area is constructed with 18 sides of 8ft each connected by the entry foyer to the garage with 10 sides of 5ft each. Great attention has been given to hurricane resistance, energy efficiency and aesthetics in terms of the attractive shape of the building, the insulation of roof and walls and the placement of windows. Telephone points fitted in master suite, living area, and office and both bathrooms. Television points fitted in master suite and living/media areas. Remote control ceiling fans in bedrooms, office, foyer, living areas, screened porch and laundry/storage room. Lighting throughout is provided by compact fluorescents and in garage/laundry areas by tube fluorescents. All living space benefits from central air conditioning provided by the ultra efficient, electronically controlled 18 SEER Lennox 4 ton unit housed in the garage (for ease of service and maintenance) with the compressor situated on a concrete pad externally. All windows and doors are hurricane impact rated and are finished internally with attractive mouldings. Crown moulding (8”) and baseboards (6”) fitted through the house, including garage and laundry. Flooring (except foyer, powder room and bathrooms) is Quick Step laminate floating floor planks.
Filtered water for the whole house is provided via a cistern located under the garage. For protection from the outdoor elements the whole house filtration system is housed in the basement under the laundry room together with the water pump. The system produces clean, drinkable water at every tap in the house including the washing machine and utility sink. Easy access to all plumbing is available from the basement area thereby eliminating the need for costly plumbing repair in the event of a leak
Electricity is provided with a ‘Smart Meter’ from Brac Power & Light on their pre-payment plan that allows close monitoring of usage. A large commercial propane gas tank is housed under the screened porch and provides fuel for the range, tumble dryer and the on-demand water heating system. The tank capacity is approximately 12 months supply for a family of two/three persons with average cost of 250 per year.
