The hotel offered to sale in the present business proposition counts with six villas, a Restaurant / Bar and two Supplementary Construction facing the Fagnano Lake. It is located at 100 kilometers away from Ushuaia, the southernmost city in the world, in Patagonia, Argentina. The offering is placed in an exclusive piece of land of 32.189 square meters. Both the little villas and the Restaurant / Bar face the northeast corner of the Fagnano Lake (the biggest lake in the Province with a surface of 545 square kilometers), are surrounded by a Beech-tree forest and look at the magnificent mountains with everlasting snows. The view is a typical Patagonian landscape, a postcard-like view.
The whole establishment gives the idea of a small town with its own roads made of local stones and its buildings made of Beech-tree. The hotel lies on a hill which allows a splendid view of the lake and its surrounding the mountains and forests.
The environment is exceptional and the hotel can grant its guests the very definition of exclusivity, since there is nothing else in the area.
The offering shows some distinctive characteristics:
- Unique location. The hotel is located in the Fagnano Lake, a wonderful natural environment, away from cities and urban activities. It has been erected on a hill-side, in a typical Patagonian Beech-tree forest, and it faces the lake and its surrounding mountains. The environment is unique, similar to the one of the Natural Reserves and National Parks that are all around the area. The view from the hotel is remarkable. - High entry barriers. Land in the Fagnano Lake is State Owned and, therefore, virtually impossible to get. The State is reluctant to give land away and very few plots have been given in the whole history of the Province. ÿ No direct competition. There are no direct competitors for the business proposed. - A booming market. For the last five years, the amount of incoming tourists to Ushuaia has grown at an annual compounded rate of 11.6 and forecasts show a similar trend for the future. In Euros, the market has grown, between 2001 and 2005, at an annual compounded rate of 32. - A differentiated positioning. The positioning suggested in our business proposition for the hotel is totally different from those of competitors in Ushuaia. - High occupancy rates. The market has shown high occupancy rates during the last five years. Consequently, occupancy rates on a range of 75 to 90 are feasible. - Arbitrage opportunity. Property prices in Argentina are still undervalued in comparison to international levels. Revenue from the hotel activities is, nonetheless, similar to international standards.
Regarding financials, the present proposition shows:
- High margins, due to absence of competition. - Stable revenues. Target customers have a stable demand during the year. - Growth possibilities. Both plots of land allow the construction of more cabins. Only in the first plot, at least 8 more cabins can be built. - Expected revenue: o €300.000 approx. the first year, without building new cabins. o €600.000 approx. the second year, without building new cabins. o €1.800.000 approx. when a larger number of cabins are built.
