In the nearby of Todi stands this unique and exclusive property for sale. Rosceto castle has been thoroughly and carefully restored and is currently used as holiday rentals.
This exclusive property for sale is a portion of a picturesque castle, built as a garrison around year 1200 on the ruins of a Roman fortress. Soaring on the heights of a rugged cliff, it perfectly matches the Umbrian landscape, with gentle hilly profiles which descend from the Apennines into a rich variety of valleys, unspoilt beauty spots, lakes, waterfalls and fountain-heads. Today, the ancient fortified hamlet, also comprising the cosy church of Saint Mary, has re-gained its old splendour thanks to the meticulous restoration and regeneration works, fully respectful of the environmental, historic and cultural heritage of the territory, the whole complex has undergone during the last years. The fortress was destroyed by fire in 1273 during the warfare between the Guelphs and the Ghibellines, but in 1290 it was back to its previous importance, as 22 family units dwelled within, that is about 100 persons. The Council Chamber of the Castle were owned by the Francisci, Uffreduzzi and Corsini families in the early 18th century. The importance of the estate also lays in its dominant position over the ancient Roman road, whose layout is to be seen in a 1732 plan.
The Castle of Rosceto, comprising the most picturesque part of the fortress, is currently dedicated to a holiday accommodation. The main entrance is from the cosy inner courtyard, connected via an archway to the outer walls. The manor, on three storeys plus the garret, has been divided into 10 apartments (one, two bedrooms and studios with loft rooms), partly furnished and provided with fully equipped kitchens, independent heating and services. The interiors reveal impressive ceilings with timber beams and “cotto” flat tiles. Finishing are of a good quality. On the ground floor, featuring an original vaulted ceiling, are the main hall, the reception area, a room housing a snooker table, a lounge, the restaurant with open fireplace and large external terrace, the kitchen, several store-rooms and 4 bathrooms. This floor could also be subdivided into 3 apartments, as it was the case some years ago. On the first floor are 5 apartments, two of them provided with splendid panoramic loggias. On the second floor lie 4 apartments, 3 of them provided with terraces; on the top floor there is an additional two bedroom apartment, with roof terrace. In the basement are the cellars. It is part of the sale also a semi-detached house on three storeys in need of restoration (180 sq m in total), adjoined to the main body on the outer walls . The property comprises the nice park around the old fortress, with centuries old trees; pedestrian footpaths and lighted stairs go through the park. A spacious flat area at the feet of the Castle, used for parking, could also house an outdoor pool.
The Castle of Rosceto, thanks to its historical and architectonical prestige and to the very favourable location, just 4 Km from the E45 Highway Perugia-Roma, is the perfect estate to start a luxury resort, a spa, a wedding location or convention centre.
