Position

The property is among an uncontaminated place, surrounded by luxuriant vegetation with view on a panoramic valley, to the north of Florence and Prato. The villa is in an area 30 km far from Florence, and now, it is beginning the estate development. For this purpose, the Municipalities and the Province have begun the widening of the road that links this valley to Barberino del Mugello (about 15 km far) and to the motorway. The property is immersed in nature, away from the traffic and the noises but at the same time, it is near the motorway, near the towns of Prato and Florence. The airport of Florence is 30 km far and the airports of Bologna and Pisa are at less then 100 km far.

Building

This wonderful property is so composed: total covered surface 698 smq, divided like that: main villa (partly of the 13th century) with 7 bedrooms, 8 bathrooms, double living room, dining room with outside BBQ, conference room which can be transformed both in a kitchen both in a bathroom, hayloft to renovate as an apartment or two rooms. Private Spa with Calidarium, Tepidarium, Aromatherapy, Hydrotherapy – water massage, massage room, two little pools obtained by an old drinking trough, an outdoor swimming pool. There is an outside pergola of more than 100smq, made of stone, which can be covered. Annexes: cellar with equipment for the wine, pigsty and woodshed that have to be renovated in the interior, workshop. Annex: 90 smq made of stone with frames, totally externally renovated, BBQ. Two years to renovate the villa and the works finished in the year 2007. The plants are all rule of law, and nearly all new, all the areas that have to be still renovated are linked to the plants in order to place without problem bathrooms and kitchens in different places. The cesspool is new, and has been made with herbal purification, the less invading system for the ecosystem. The heating system is composed by a boiler (50,000 cal) and covers nearly all the villa, it is made with a new technology with nearly no costs, and moreover there is an emergency LPG boiler. It has been projected the connection to all the structure. The villa takes water, with an emergency reserve of 30,000 l, from a private spring and so, there are no costs also, for the water supply. The centuries old vat in the Calidarium, the baths and the pool have complete and separated sand filtering and softening systems. The farm: the villa is among a surface of 11,5 ha divided like that: 2,5 ha olive grove, 3,5 chestnut grove, 6000 smq market garden, 5,9 ha wood. There are also many ancient fruit-bearing plants. The farm has the biological certification of ICEA (the Institute for the Ethical and Environmental Certification). For the agricultural management there are many agricultural tools that will remain to the property. Plants. All the plants are rule of law for the facility accommodations with the project and the compliance at the Municipality. Every room has a hotel system with door opening only through a card. The professional kitchen is made of steel and it is created in order to be easily certified also as a restaurant kitchen and it is supplied by a LPG tank of 1,750 l. Three streams give the water supply for the agricultural activities, they flow in the property and they can be used for the watering, for the pools and the baths of the Spa. The ten-year planning of agricultural and business improvement has been already approved with the passing of the licences to build an extension of the panoramic terrace with the below technical spaces for a total 100smq plus a store for the tools of other 140 smq. Moreover, the farm is advantaged for the request of subventions without security from the EC. It has been chosen a precise niche of a market in growth, the wellbeing environmental chic, creating a Spa both inside and outside the villa.
